Likelihood of mast erection?

I have put in an offer to buy a rural property in Suffolk which happens to
be right beside a small bt telephone exchange building (uax?). There is
currently no broadband in the area. What is the risk of a mast being erected
on the site, either for adsl or mobile?

Write to all the networks offering your site, if it's around where they want
you could make some serious dosh.

You misunderstand me. The house I wish to buy has a bt exchange next door to
it. If there is any risk of an arial being erected on the bt property I do
not wish to buy the house !!!

Yes quite right you might get Zapped by the Radiation,
or have to look at something other than trees.

The chemicals your local farmers are using to dip their sheep in etc,
would have me much more worried

I doubt anyone misunderstood you. You had better withdraw that offer
because BT (and the other four+ networks) are extremely likely to use
the site to erect a mast at some point in the future. It would be the
perfect location being next to or on top of a telephone exchange.

Your solicitors planning searched will reveal any planning permissions.

Why would you no longer want the house? Is it for visual reasons or are you
worried about something else?

I'd say it is extremely unlikely that they would install a mast for ADSL
(as that works over the copper phonelines into your house).

As for mobile, what is the mobile network coverage like in the area? If
all five networks have solid (or good enough) coverage there would be no
need to add an additional mast. Whilst the exchange may be a good
location from a physical connection point of view, it may be in a very
poor position for adding decent coverage to the area, in which case you
would be unlikely to get a full size mast anyway.

What would worry me would be the effect on the resale value of the house
- I'd happily live with a mast a few hundred meters away, but it could
easily wipe a few thousand pounds off the house price as potential
buyers could be scared off by the tabloid hysteria.

Is planning permission always required? I thought many masts unde a
certain height were "permitted development". Has this therefore
changed?

Given wireless services, however, it is an understandble query, if not
"ADSL" specific. Someone (BT or not) could supply service over a area
and rural Suffolk would seem as good a place as any (*)for wireless to
be used in preference to phone line, and I'd assumed that was what the
OP was thinking of, rather than ADSL in its strictess terms. Peter M.

(*) and much better than somewhere with mountains of course :-)
