Lease Obtained / Lease Expires Problem - Windows 98 - Netgear MA401

Windows 98 FE
Netgear MA401

I sometimes have difficulty connecting to one particular access point.
If I do a "release and renew" after running winipcfg everything looks good
except the Lease Obtained and Lease Expired dates.

Immediately after the "renew" the Lease Expired changes to the current time
and the Lease Obtained changes to 24 hours previous.

Is there a common cause for this kind of problem?

Out-of-date firmware in the DHCP server. Upgrade the firmware to the
latest version. Also consider upgrading Win98SE to WinXP, which is
considerably better at networking.
