Hello,
you may use Microsoft NLB (Network Load Balacing)
Through the GUI, you will create a farm, and the NLB driver will handle
the Virtual IP on both server.
Step by Step guide for NLB with Terminal Server (just an example):

Never add this IP to the network card, it will create a conflict IP,
thus putting one server down.
