failover web and mail servers???

Is there a way to make two linux servers act as failover servers for the
purposes of web and mail serving? We would like to host email and web
services for a few of our clients who are unhappy with the service they
get from SBC.

But I haven't seen anything in the way of a how-to or anything.
Essentially, we want to have two boxes sitting side-by-side, and if one
should fail, the other takes over the load. I know we did this sort of
thing at PeopleSoft when I was there, but I don't recall how it was done.
I think that there was a heart-beat response sort of thing, and if the
slave machine got no response, it assumed the IP of the master and
carried on blythley as if nothing had happened.

Any thoughts/articles/how-to's??????
