I'm gonna guess here on a process.
First, put one of your servers (say the primary) into partner-down
state. Then set up your "tertiary" server, configure it with the same
files as your newly down secondary server. Bring it up, change your
state such that it links with your primary. After that gets going and
things settle down, put your "tertiary" into partner-down state, and
unplug your primary.
Your tertiary server will now support all the leases of the primary and
secondary. Move your stuff around, then reverse the process and bring
everything back up to normal again.
However, I would try to do without the tertiary server. You could do
all this without the third box, you'd just have to move one box at a
time. If you don't have physical room for that, you'd move your
secondary into a different room, change the server room around, set up
the primary again and then move the secondary.
